How to Budget for a Home Renovation: Transparent Pricing vs. Costly Hidden Surprises

One of the most frequent questions we receive from homeowners in Kitchener, Cambridge, and Waterloo is: 'How do we ensure our renovation project stays within budget without sacrificing quality?'

1. Demand Itemized Scopes of Work

Vague quotes such as 'Bathroom Remodel: $15,000' are red flags. A trustworthy contractor provides a comprehensive breakdown: demolition, plumbing rough-in, electrical wiring, waterproofing membranes, subfloor reinforcement, tiling, fixture installation, drywall, trim, and painting.

2. Maintain a 10% to 15% Contingency Fund

When opening walls in homes built 20+ years ago, unseen conditions like outdated knob-and-tube or aluminum wiring, unvented plumbing stacks, or moisture damage may emerge. Having a contingency buffer prevents panic and keeps project momentum smooth.

3. Verify Licensing, Insurance & WSIB

Never hire an unlicensed 'handyman' for structural framing, gas fitting, or major plumbing. If an uninsured worker is injured on your property, you as the homeowner can be held financially liable.

At Sangha Constructions, Transparent Pricing is one of our fundamental founding pillars. We communicate clearly at every phase—no surprise invoices, no shortcuts.
